How to Write an Effective Rental Listing to Help You Find the Right Renter

London, as a Top Ten city to live in and place to do business in, is attracting more and more residents.  As a landlord of London rental properties, you naturally want to capitalise on this trend.  So, how do you write an effective listing that will bring in ideal tenants?  Read on for a few pointers.

When posting a listing for your London rental, consider the type of renter you want to attract. Provide enough general information that will attract quality tenants and discourage or reject others who will not meet your qualifications. A useful template is:

  • state the rent rate
  • list any security/cleaning deposits
  • state the number of bedrooms and bathrooms
  • include “landlord references”

Now think about what renters want.  What do your London rentals have that will draw viewer’s attention and keep them interested? By providing more information, you will quickly find the right renter. Tenants usually have a checklist to assist their housing search and it frequently includes:

  • Location
  • Renter’s budget range
  • Type of rental accommodation, whether house or apartment, number of bedrooms and bathrooms, furnished or unfurnished
  • Parking availability
  • Schools in the area
  • Parks in the area
  • Closest highways

But that’s just the start. Your listing needs features that will intrigue a potential tenant into coming to see your rentals in London.  You will want to emphasise items such as new kitchen appliances and upgrades, whether the basement is finished, etc.

Finally, provide contact information in your listing.  When you include a telephone number, either specify the hours when calls will be taken or have an answering machine.  Unanswered calls dampen a prospective tenant’s enthusiasm.  If you include an address, the listing should have enough directions for the reader to find your London house rentals.
